Agency Relationships

Licensed real estate agents are required to disclose who they represent. In most cases, the Agent, Subagents and Broker’s Agents represent the seller.

Some of the duties of the agent for the seller are:

Buyers may choose to employ a real estate broker to represent his or her interests as a Buyer’s Agent, and if so, should enter into a written contract that clearly establishes the obligations of both the Buyer and the Buyer’s Agent and specifies how the Buyer’s Agent will be compensated.

Real estate is sold in its present condition. It is the Buyer’s responsibility to satisfy him or her self that the condition of the property is satisfactory. Buyer may request that the property be inspected, at Buyer’s expense, by qualified professionals to determine the condition of the structure or its components.

Buyer request for any inspection should be made prior to Buyer’s entering into an agreement of sale, or as contingencies to the agreement of sale. The purchase of any property will be as a result of inspections made by buyer and/or qualified professionals hired by Buyer not as a result of any representations made by seller, agent for the seller, agent for the Buyer or any of their respective salespeople, employees, subagents or partners.
